Here are some important terms to keep in mind while reading through this guide:
- Negotiation (Offer) – A delicate phase, in which price and conditions are informally defined.
- Irrevocable purchase proposal (Contract) – The unilateral act by which the Parties formalize the purchase proposal at a certain price and under certain conditions.
- Residential Contract for Purchase and Sale Colorado Real Estate Commission Approved Form. At this stage, the buyer usually places a Deposit (Earnest Money) in Escrow (most typically with Title Company) as a guarantee of the purchase commitment. Furthermore, the date of Closing must be indicated.
- Deed (Closing) – It is the Public Deed of real estate purchase that is stipulated in front of the notary and establishes the transfer of ownership of the Property. The Deed, along with any Financing Documents, are Recorded with the County Clerk.
